What FIN/591 is really about

Real estate investments are judged on the income they produce, the financing used and the risks of the property and market. FIN/591 teaches how to estimate net operating income, apply capitalization rates and discounted cash flow valuation, structure mortgages and equity, account for depreciation and taxes and weigh legal issues.

Students typically analyze a property's rent roll and expenses, value it with income and comparable sales approaches, model mortgage financing and its effect on equity returns, compute after-tax cash flows and returns and recommend whether to invest, with risks identified.

What FIN/591’s assessments ask for

Faculty look for realistic market assumptions, correct valuation math, financing effects on return and risk explained and recommendations that account for taxes and law.

Where students lose points in FIN/591

Work loses credit when vacancy and capital reserves are ignored, when borrowing is treated only as a benefit or when tax effects are omitted. Cap rates chosen without market support also weaken an analysis.
